BLOCK MANAGEMENT SERVICES

Do you own a block of flats or are you a flat owner and need a Management Company? We can provide all the Management Services that you will require.

This Service is designed for owners of properties who have management responsibilities for blocks of flats or houses converted into 2 or 3 flats.

We can provide all the following services:

Collect rent and service charges from tenants and the leaseholders

When necessary in consultation with the Freeholder take appropriate action to recover unpaid rent. 

Pay for General Maintenance out of allocated funds.

Organise and maintain Buildings Insurance.

Engage both regular and ad hoc contractors in connection with the running and maintenance of the building.

The arrangement of larger periodic repairs, which may involve the preparation of a Schedule of Works, obtaining competitive estimates and supervising contractors.

Maintain computerised records of income and expenditure received and incurred on behalf of the Freeholder.

Prepare annual accounts up to Trial Balance Stage for the use of the Freeholder’s Accountant or an Accountant provided by us.

Organise and attend relevant formal meetings throughout the year such as AGM’s and EAGM’s.

File Statutory Returns at Companies House on behalf of the Freeholder

Manage Maintenance Contracts such as Fire Alarm Systems, Communal Cleaning and Grounds maintenance

Inspect the property when necessary to assess its condition and deal with minor issues of maintenance and repair

Deal with all enquiries from Leaseholders and Tenants

Maintain a Property File with all relevant information, notices and correspondence. Provide ongoing advice in relation to Legal requirements and obligations.
