Mandatory licensing in Wales is getting closer

Mandatory licensing for all private landlords and Letting Agents in Wales is getting closer. This week Rent Smart Wales was launched. Letting Agents and Landlords will be able to apply through their website for a licence.
Mandatory licensing does not come into force until the Autumn when the Housing (Wales) Act 2014 will be implemented. The scheme will require all landlords to register both themselves and their properties. If the landlord wishes to manage their own property they will have to demonstrate they are 'fit and proper' and may have to undertake training.
Landlords who do not have a licence to manage their own properties would have to appoint a licensed agent to manage the property on their behalf. The Agent will also have to undergo approved training.
